Congratulations! The sellers have officially accepted our offer, and we are now moving into the “Due Diligence” phase for your new home in [City, e.g., DeLand/Daytona Beach].

To make this as stress-free as possible, I’ve outlined our “Roadmap to Closing” below. Please add these dates to your calendar, as Florida real estate contracts are “Time is of the Essence,” meaning deadlines are strict.

Key Deadlines & Milestones

  • Earnest Money Deposit (EMD) Due: [Date - Usually 3 days from today]
    • You will receive wiring instructions or a mobile deposit link from [Title Company Name].
    • WARNING: Always call the title company directly to verify wiring instructions before sending funds. Wire fraud is a serious risk.

Inspections & Insurance (The Florida Essentials)

I will help you coordinate these, but here is what we are ordering:

  1. General Home Inspection: A full top-to-bottom check of the property.
  2. Wind Mitigation Inspection: Required for Florida insurance. This tells the insurance company how well the roof stands up to high winds (crucial for Volusia coastal/storm zones).
  3. Four-Point Inspection: If the home is 20+ years old, your insurance will require this to verify the HVAC, Electrical, Plumbing, and Roof.
  4. WDO (Termite) Inspection: Highly recommended in Central Florida.

Your Immediate “To-Do” List

  1. Contact your Lender: Send them the fully executed contract (attached to this email) and the listing sheet.
  2. Schedule Inspections: I will send you a list of my preferred local Volusia inspectors today. Please let me know which one you’d like to use.
  3. Homeowners Insurance: Start getting quotes now. Insurance in Florida can take time to secure, and the “Wind Mitigation” report will be needed for your final quote.
